I believe California law says the tenets have three days legally to male right with there. But as for the pit bull they are in straight violation of the lease. You guys always give the best advice. I will go talk to a attorney first thing thing in morning. Thank you.

Hello bigger pockets peeps. You always give great advice. I have a rental property rent is alway due by the fifth of each month. The Tenent gave me parcel payment on the fourth with a promise to pay the rest by the 10th. I sent a reminder text on the 9th. But no calm or communication from them on the tenth. So today when we served a three day pay or quit. I see that they have the huge pitbull that we made them get rit of months ago for insurance reasons. They call rite away and say they will pay. But they are still in violation of lease with there dog. I Am a knew landlord. Plis help!

My husband and I are still new to real estate. And we moved to banning Ca. Here there is no group for local investors. I spoke with some folks about this. They all seemed interested but had never heard of investors meeting up before. How would I go about starting a group of local investors to meet up. If somebody knows what steps to take it would be greatly appreciated.
I also want to note the little was fine. We rushed over to make sure and also are sure the parents took him to the doctor. He's fine.
