I havent seen it yet.  My thought would be its an Adobe error (assuming that is your pdf reader).  I would uninstall and reinstall that first. If that doesn't work you can try BP technical support.

 hmm that's a 4% return annually.  I would evaluate the opportunity costs for other uses of 10k.

 For the decreased risk of a large scale fire, it was well worth the investment to me.  It greatly increases the chances that the fire will be contained one room or one unit.  That is pretty priceless for a long term hold in my opinion.

city of Milwaukee has a large amount of regulations pertaining tof rentals. The city government is fairly intrusive but not the worst I've heard of. If purchase in the city be sure to get a property manager that is familiar with the city ordinances.

Racine and kenosha (southern suburbs) are going through growth thanks to Illinois corporations moving into WI. Exciting time t9 be based in that area.

Sprinklers greatly reduces the fire risk and insurancexpenses companies recognize that. To get any substantial benefit it would have to throughout the building. Most fire start in the units, so hallway sprinklers won't do much and I believe insurance companies would offer minimal reduction on that. I put a 10,000 sprinkler system in a quad and got  a reduction of 100 a quarter.

While I am not in Canada I will say that often the best experience is not often found in  classroom.  Its the real life experiences that makes a competent property manager.   

If I had these two property managers as a choice: A) In business less than 5 years but has school accreditation B) In business 10 years with no school accreditation for pm; I would chose B. That being said if you can't find a course find a mentor.  Usually less expensive and much more real world applicable experience.

The struggle is real my friend.  Commercial insurance is getting more and more expensive across the country for the most part.  

I would make sure you don't have any extra rider clauses that you don't need. I.e. terrorism insurance (assuming you don't own in NYC or another large city).  I removed some unnecessary riders and that brought down my cost by between 400-600 per year. 

As for maintenance or other amenities, if you don't have a sprinkler system that can bring down the premium if you install it. Be aware of what your exit strategy is when you make that large of an investment.  

If the property is old (1940s+) there might not be a whole you can do to bring it down.  My most expensive property is my 1868, historically protected 4-unit because to insurance its pretty much priceless at that age.

I use Zillow predominately.  I only venture to trulia or hotpads.com when Zillow doesn't have enough results in the area I am searching.  Sometimes I do a google search for i.e. "3 bedroom home for rent Kenosha". Sometimes I get expired listings that way for more data.

The deal calculator is a good reason to join. I joined for the replay of the webinar's that Brandon Turner hosts because I can never make the live one. The ability to post on the marketplace when you are looking for services is a good. Those are my top three reasons for joining.

I've never seen the show, but assuming she is selling the land and home to the buyer, she makes her money at the sale. In essence she is taking a $35,000 plot of land, building a $210k wholesale price home then selling it all to a buyer for $350K. She gets the tax benefits that come with owning the land and home in the interim, including the losses.
