I can recommend a CPA out of Pewaukee which is a western suburb of Milwaukee.  I have been using him for 3 years myself. PM if you are interested in his contact info.

Thanks for putting South Dakota in your post, its one on my keyword alerts. Like the topic, was wondering the same thing myself was looking to invest in Florida. Here in South Dakota we don't really have a gang land or war zone, which I thought it was a little funny that anyone would check out crime in S.D before getting a hotel :) 

 Since I travel alone mostly I always try and check. Florida'state mapping is pretty complete on the website so you may find it fairly useful. :)

I've used it for a lot of places not even necessarily related to real estate.  I used it when picking out my hotel in Charlotte  and South Dakota for vacations. I use it for Chicago and northern Illinois a lot.

I use crimemapping.com. Really easy to use, great map view which has icons denoting type of crime.

I don't know about KY but in some states the broker requirement can be worked around as long as you aren't accepting payments made out to your company and are not pooling multiple owners together financially.

As a property administrator myself I would say that perhaps in your position it would be beneficial to find a property management company that would be interested in doing a la carte services. Maybe just repairs so that you have that contact if an emergency arises or you can't get to a repair. They can also provide outside contractor contacts if you don't have any.

"All residents are responsible for helping keep the common areas including dumpsters and yard free of rubbish. A  resident caught littering or improperly disposing of trash in the dumpster area may be charged $50 per instance. This includes any offenses of children as well."

I use Buildium.com for the past 3 years. Previously I had used Yardi Systems which is honestly overpriced.

I know landlords that use App folio as well.

Age of property, condition, and location of the neighborhood affect the rates. Research is the best way.

I toured a property that I was doing the administration for  and found the basement overrun with chickens. They were keeping about 7 chickens in the basement of the unit.
