Hey Jim,  Check out Snohomish County, north of Seattle.  I've done very well in that area with duplexes and 4 plexes.  Nice properties will get the rents you need.  :-)

I am looking for multifamily properties in the Everett/Marysville area.  I'm not ready for a complete rehab but we do cosmetic updates.  Just finishing a 4-plex in Marysville, 2 units rehabbed and 2 to go.

Why is it better to hold a mortgage on 2 or 3 properties for the same cash flow than 1 property paid off with great appreciation? I’m confused

@Stephanie Jones I would be interested in learning more about the Memphis market. I’ve been interviewing turnkey providers and Memphis invest peaked my interest. Have you had any experience with them?
