Thank you all for the replies. 

@Greg M. You are correct, initially we only lowered the rent a small amount. The rent (as of last week) was in line with the area marketplace and surrounding rentals. I had not considered asking the recent potential tenants why they did not rent, thank you. I will ask the property manager to add cameras before the next tours.  The move in special will be added to the listing today!

@Michael Smythe The interior pics are professional, since the last tenant moved out. We reviewed the current listings in the area, with one new build listed last week that has similar interior pics. The remaining listings have older outdated pictures. I completely agree with the move in specials, will be added to the listing today.

@Amir Khan I will have the property manager reach out to previous potential tenants regarding their reasons. 

Having trouble filling a SFH 3bd/3ba in Gert Town. Current 5-month vacancy despite having a Property Manager. The property is listed on multiple rental sites. There has been some potential interest, but no one has worked out. In an effort to compete with other listed properties, I have dropped the rent twice at this point. I have concerns about this vacancy lasting much longer and wondering what others have done in the past to get good tenants? Much appreciated.

I recently closed on my first rental property! A new build SFH in New Orleans, Gert Town near Xavier Univ. I am thrilled to have been able to purchase this property and ready to make it a success. I'm getting the property ready for listing and have a few questions:

- Thoughts on good property management tools that would allow me to list, send lease agreements, receive rent payments? I have seen Innago, Zillow, TurboTenant, etc.

    - Purchasing washer/dryer? The home came with all other new appliances (fridge, stove, dishwasher). Do most owners put in W/Ds or let the tenant bring their own. The hookups are on the 2nd floor so I have some concerns about the tenant installing them and possibly damaging the property.

    - Purchasing security like ADT and or getting smart locks? Any thoughts or recommendations.

    Looking to close on my first investment property, a Central City double, below the asking price as it has been on the market for about 50 days. Recently renovated, on a raised foundation. Currently has 1 tenant in place, who has paid rent on-time paying (based on seller info). I will be looking for another renter after closing to occupy the other side. 

    -Currently looking at a 13% CoC ROI with about $140 mo cash flow, what have others in the area seen in comparison?

    -Thoughts on the current area and buying in NOLA. 

    -Has anybody had issues buying on a block that was not completely developed (some abandoned homes across the street)?

    -Thoughts on inheriting a tenant?

    -Have others had difficulty finding tenants since Ida?
