HI,
I have a client who is looking to have her entire 2-flat emptied out. There is not a ton of stuff but some furniture, basement filled with odds and ends.
We want to get it on the market soon and I am looking for a reliable company who could come and give a quote to remove the stuff.
Any referrals would be greatly appreciated.

Hi Fady,
You may want to get a structural engineer in to check out the building and get a better handle on what exactly is going on. Many home inspectors are generalists and in a case like this you probably want someone with some more expertise on foundation issue specifically.
Also, getting a foundation expert to give you a proposal and cost to fix would help negotiate with the seller.

I think access to the MLS is a great resource for you alone.
When you get your license you will be a broker but you need to hang it with a company run by a managing broker, basically what would be your "boss".
I work for Weichert Realtors Nickel Group. I would definitely research fees and splits. Each office is different and the split may be more important than the yearly fees. Your broker will get a cut of each deal you do.

In terms of the building code violations this is something yo should confirm with the city.
An inspector can usualluy tell you what is not up to current code, but that doesnt mean it is a violation.
Many citys have a pre closing inspection and there can be violations that need to be corrected before the property can transfer. Most of the time a buyer can sign an affidavit that they were made aware of the violations and still close
If you are worried about the condition of the building your home inspector is who you should defer to, but if it is a matter of city code violations you want to verify with the city directly.

did the inspector do a mold test?
Unless you do an actual mold test i don't think you would need to disclose in the future, and as Brie mentioned mold disclosures are not mandatory.

Hi Chase,
When you say broker do you mean your order or agent?
A lender should be able to give you a more definitive answer or have an underwriter look at your file.
I would recommend having the lender review all your documentation and giving you a formal pre approval.
