@Ibrahim Elzaim Longer than I planned.  I started December 1.   So, basically 6 months.  It should have been done in 2 months.  I ended up having to fire my contractor and get someone new to complete the work.  It was a great learning experience and ended up getting hooked up with a great contractor at the end.

@Joe P..  I just got hooked up with someone this week who I think could help you out.  He actually is an attorney who has a title company.  He was referred through my realtor because he is extremely efficient and doesn't make mistakes.  My realtor exclusively uses him. Shoot me an email and I'll get you hooked up.

@Account Closed Contractor does have license and insurance.  In my experience, most, if not all, commercial insurance policies exclude breach of contract claims.  Practically speaking though--if I were the contractor, and I knew I stiffed someone, I wouldn't tell the owner or give the owner the name of that sub.

One of my contractor's subs called me to tell me he was going to be placing a lien on my property because my contractor stiffed him on a $1,000 payment for work performed on the house.  I am still holding a final payment of $5,000 to contractor and told him I can get him his $1,000 out of that final payment.  2 questions:

1. What is the best way to ensure there are no other subs out there who have been stiffed and would try to place a lien on the property?

2. More generally, anyone have advice or input on how to best handle the situation?

I have a question regarding floor staining and was seeking input.  I am at the tail end of my first rehab.  The floors are being redone now and the stain just went on last night.  I visited the house early this morning and saw that the stain does not appear to be even across the floor.  My guess is that it has been down for about 6 or 7 hours.  (Not sure if drying affects the answer.). I get that different pieces of wood will take stain differently, but this looks like it has more to do with the application of the stain (heavier amounts or not wiped down as quickly in different areas.  Here are my specific questions:

1. Is this normal when staining floors?

2. Is this something you would recommend having the floors redone, or would this end up looking okay at the end after poly is put down?

I have not discussed with my contractor yet.  He is already behind on schedule, so I don't want to delay this longer than I have to.
