I'm still working on my first deal but I would like to make sure i srt myself up for success. Im looking for a good CPA who is entrenched in the real estate investment world. I came across Realfile CPA and have had contact with them and was personally impressed. At the same time as i say impressed i do t have much to base things on. I currently live in FL and would appreciate any advice, feedback,or recommendations.

I first gained interests in real estate via tax liens and deeds.  Thur my networking in Tax liens I have come into position via my mentor of a very large list of foreclosed properties in Illinois that were mostly obtained my tax lien investors.  Most tax lien investors (me included) invest in tax liens for the high rate of interest rather than acquisition of property.  However, the properties on this list have not been redeemed and thus have already been foreclosed on.  Most of these investors are now looking to sell these properties at a discount in order to get back their original investment and the return on that investment.  Currently they are not even listing an asking price but rather are looking to entertain offers.  

As I live in FL and am a complete newbie, i'm looking for someone to partner with and hopefully work out a mutual beneficial strategy with some of these properties.  I am willing to do most or even all of the grunt work and willing to take only a small portion of the profit in return on an opportunity to learn about real estate investing.  More than anything I would like the opportunity to observe the whole process and learn as much as I can.  IF anybody is interested in such an opportunity and/or lives in Illinois and would like to discuss this any further please let me know.

I am new to real estate investing and still searching for my first deal. I have started a direct mailing campaign as well as contacting brokers. So I have started the process of searching for deals. I am trying to put a team together and am hoping to find a lawyer that specializes in real estate investing in the Tampa, FL area. I believe this lawyer to be essential in getting the correct contracts drawn up. Also as I have found one deal that i would like to get tied up but in order for the seller , who is a whole seller not the owner, is requiring a LOI before sending the financials over on this 21 unit apt. He has provided mostly proforma info. I'm not sure if this is normal protocol or not, but I had not intended to send a LOI with an offer until i received the actual financials (rent roll, profit and loss statment, and trailing 12 mo financials). So I'm hoping to get some advice on this subject as well as a possible referral for a real estate investing lawyer in the Tampa, FL area.

@Brian Rowles I'm also curios about if you used MYREIPRO and if it was helpful.  I am also just starting out and in search of my first deal.  The main thing I'm hoping it would help me with is being able to compile a list of multi-family apt owners so that I have a list to start a direct  mail campaign.  An help on this particular subject would be extremely helpful

I am new to real estate investing and would like to start with whole sale as I do not have a lot of start up cash. I like the idead of small apts opposed to single family homes for bigger returns. As a newbie, I am trying to find a mentor to learn from but its always hard to figure which are scams and which are actually worth spending money on to learn from. Thanks
