Dave, for how long do I have to rent it before the property qualifies for 1031, six months, one year, longer?

I heard only rental properties qualify for 1031, but not flips. Is this true?

Hi guys, I am just starting investing in real estate and I hope I can connect with a lot of people on this forum. I am a retired scientist with absolutely no practical experience in real estate. I read a few books including Brandon's book "Rental Properties Investing" and on paper looks doable. What is not that clear for me is the financing part and all the approvals you need once you buy a house and rehab it, but I'm sure in time and with your help I'll master this part as well.
