This is some gold advice @Breon Smith. Thanks so much. I plan to try these tricks as soon as possible. Don't re-invent the wheel right? :) thanks again!

Brock Laramee congrats on taking some huge steps forward in your RE career! Good luck with wholesaling. You seem like you have your ducks in a row and you will be great at it. Breon Smith you've been actively wholesaling for 2 months and have already made 2 deals? Can I ask how your first deal went? I am a new wholesaler/turn key investor and I'm actively looking for new deals in the Houston area. I'd love to hear how your first deal came about.

Thanks for the advice, Percy. I will look further into portfolio lending right now.

I do have great credit so I'm hoping that will at least get my foot in the door. That helps so much, thank you!

Hi Benjamin Blackburn not necessarily. I am open to anywhere in the Houston area. Preferably north Houston so I can visit the property often and conveniently.

Hi Matt I want to find a property that is move-in ready with no rehab needed(if small issues need fixed that's OK). This would be my first property purchase and I want to hear from others more experienced in real estate to tell me which route I should go as far as financing is concerned. My initial goal is to purchase many rental properties(6-8 doors to start) and to maintain them myself until I can find a good property manager to hire to take my place. Hope this answers your question.

Hi Everyone! I am in the market to purchase my first duplex in hopes to rent out both units and not live in it myself. I came across a potential buy for me and now the confusing part for me comes in, what is the best way to finance?! I am not looking to pay cash for this property. How much should I put down, how should I finance, should I ask for owner financing? Any advice on my next steps would be so helpful. I have attached the listing from Zillow so you all can take a look for yourself. http://www.zillow.com/homedetails/12202-Ormandy-St-Houston-TX-77085/28281825_zpid/ Thanks guys!
