Self-management for me!  Not many PMs to start with in the area and I've not been impressed with what I've seen in general, so decided to manage them myself. It helps that I'm only about 35 mins away and work from home.

I'm currently investing in Gardner and there are some good opportunities, but you also have to be careful as the rental market is much slower there than in other areas. For example, I see properties get rented out within 2-3 weeks in Worcester, but in Gardner you should really be planning for 2 months of vacancy right up front due to lower population and less industry causing less churn and overall demand for rentals.

Commuter rail does come out to Fitchburg and the stations are a short drive depending on where you buy in Gardner, but the train is a long ride to Boston... You will almost never get renters living out here and commuting in on a daily basis. Other towns closer to the T and Boston are just as affordable for them, with better amenities (for example, Worcester!).

Not surprising - I don't personally see Westford as a REI-type of town :)

I have not yet - didn't even realize there was one in Chelmsford. I had primarily been looking in Worcester until about a month ago and was trying to make it out there for some meetings. However, there's too much competition out there for a newbie like me at the moment, so I switched my search to along Rt 2. Maybe I'll see you in Chelmsford one of these days!

 Thanks Jessica! Noticed you're in Westminster and I just had an offer accepted today on the Westminster/Gardner line funnily enough! I'm good for now as I can do all of the work on this deal, but would love his info for future properties if you're able to send it over.

Hi everyone!

I know good GCs are highly coveted, but I'm in the process of finding a 2-3 unit rehab in Fitchburg and was wondering if anyone has general contractor recommendations? I know I saw Professional Performance headed by Zac Fleckner mentioned in a post from a few years ago, but their company's website appears inactive. 

Any other recommendations? (Or new info for Zac?)
