That sounds like a plan although, once I Refi my payments will go up because right now I have a 3.75 interest rate, so my monthly payments may be $500-$700 more. That would land me at a $2000 mortgage, rental rates in the area are $2000-$2200 so that really wouldn’t be ideal if I’m trying to rent it out and decrease my living expenses. My whole goal behind this is to acquire a multifamily to house hack so I cut my housing payments by 50% or more!

My current mortgage is 1453. I’m trying to pay close to 453 a month lol

To allow someone to get in at the lowest entry. The homes ARV is about 360-380. But it needs about 20k in rehab, and the payoff is 253k. I need 40-50k out I don't think after commission and fees I'll walk away with that

Yes, there are multi family units in my area that fit my budget. I’m in the metro Atlanta area, I’m very familiar with the Jacksonville FL and Houston TX area as well. I would mind breaking even while I stayed in one unit, but once I move out of that unit, I would definitely want it to cash flow. But decreasing my expenses is the main goal for now

I assume I could, I'm not sure if FHA will allow you to take out a primary home loan if I already have a primary home loan. But I'll look into it

I just got out of credit card debt, I could work to save up the 20k to fix it in about 4-6 months. Or I could sell it to purchase a turnkey multifamily.

My goal is to decrease my living expenses by renting out the other units. So, you suggest fixing my primary home?

Hello everyone, my name is Courtney. I've done 4 wholesale deals, but I want to pivot into Buy and Hold small unit multifamily and start house hacking. I would like to sell my current home through creative financing so I can pull 40k-50k out of it then acquire a multifamily to move in. My home has 253k to pay off and the ARV is 360-20k in rehab. Does anyone have any suggestions?


I’m have my Va home loan but I also have high debt utilization, that’s why I would like to pull 50k, so I can qualify for another home loan through the Va

I will check the military investment sub for sure. Yes I’ve used my Va loan to acquire a personal property, I want to potentially land a fix and flip or wholesale deal
