@Kristi K. which counties are your properties in?

@Masha Rizzi I have been using Holly Graves from Paula Mclean and been very happy with the results.  If you  tell her you are a PM and give her multiple properties to protest she might cut you a deal.  For me she charges me 35%.

@Sebastien Hitier I am a US citizen, but I manage and work for an NRA investor.  You have been extremely helpful to NRA investors with your advice/tips/suggestions.  I have some questions regarding business structure and tax implications for NRA investors so I sent you a PM request a few weeks back.  Hopefully you see it.  Thanks.

@Josh Edelman here in Houston, for a 5 tons unit it costs me about $5 - 6K for unit and labor.  Get more quotes.  Find someone who owns the business himself, not those big HVAC companies.

 Yep.  They deposited one shot of $9500 to my account yesterday ($2200 x 4, and $700 pet fee for 2 pets) so I guess they do have enough in savings.

@Nathan Faselt thanks for sharing.  Can I ask how much they charged you for initial set up?  And how much is annual fee?  

I have been watching Mark Kohler recently, I just saw his YouTube about HSA yesterday.  That is why I want to open up a HSA account now.

Hi BP community,

Does anyone have a self directed HSA account? If yes, who do you have it with? I am thinking of opening up a HSA account and I am looking at Directed IRA (Mark Kohler) and it seems they charge a fee for everything, that will beat the savings I will get from tax saving from having the account. How is your experience with your HSA account? Do you have to pay a fee each time you make contribution or take distribution?

I don't see any garnishment on their pay stubs, and their agent said their attorney has been working on negotiations and he thinks they will be able to settle for way less than the stated amount.
No garnishments right now means they have their full pay available to them to pay rent. If their negotiations go sideways and they end up with a garnishment, it may call into question their ability to pay.
