 I normally pay the referring agent a finders fee of 10% of the first months rent. I know in our area we do not normally pay more than the 10% finders fee and I have not heard of ever splitting it with the other agent. 

I am a Realtor in Georgia and we charge 10% of each months rent for managing the property and then half of the first months rent for finding a tenant. I do not charge a lease renewal fee because you already paid me that fee (1/2 of the first months rent). I do think that is a little over the top to charge that additional fee. 

Where are you getting the info for the owners?

Look into Warner Robins, Georgia. Cheap properties with a very high demand for rentals! 

What is the deal with the properties that are listed on Auction.com. I know that I have kept my eye on a couple of the properties listed through that website but it seems like nothing ever is sold and if it is it takes 6+ months. Does anyone have any experience with this website? 

Hmm.. I haven't ever heard of this being an issue. I'm going to call my insurance guy in the morning for some information and I will get back to you with it.
