I would do the deal if it makes sense, and directly correlates with my portfolio goals. This is more like a  (Treasury/Municipal) Bond in the stock market it rarely goes up in value but it gives you cash flow each month. You can cash it for the same price or a slightly higher price than what you originally purchased it for.

Rarely do you loose on Bonds, I can't say the same for buying homes that are strickly for cash flow so far it has worked for me!!

Expect the unexpected when dealing with and investing in low income city/neighborhoods.. Nothing surprises me anymore... @Michele Fischer is right on when she stated  "not upgrading things to our standards, because they will not be cared for at our standards." Go with commercial tile whenever possible, only carpet bedrooms if you have to never carpet high traffic areas, you do not need top of the line anything in these properties because you will end up spending more money replacing them.

If you are not from these areas or if you don't have a great property manager on the ground in these low income areas of investing then you are setting yourself up for failure. These are just my opinions and I may be wrong just going with my 10 plus years of experience in investing, and also growing up/living in these same areas.

We all give are examples of what works and doesn't work for us in our investing strategies. I look at what you are doing this way "if it isn't broke don't fix it" LOL!! BP will beat you down if you let it, everyone seems to have the perfect investing strategy or best idea to invest for appreciation or Buy and Holding. Last but not least who made up the 2% rule or guidelines to investing it's all based off opinions from other investors they may work for you and not work for others. You have done what a lot of others have only talk about doing you own 6 cash flowing properties. You are doing GREAT in my eyes!!

Keep you head up. Rules are made to be broken LOL!!!

I think the next market you should invest in depends on what you are looking to achieve from your investment, and what is your short term and long term investment strategy. What are your goals for your REI? I would be just like others on the forums that say invest in Atlanta, St Louis, Houston, Dallas, Columbus, etc... You should invest in areas and in PEOPLE that meet and exceed your goals and expectations.
