Leverage is where real estate beats stocks. Stocks have 2 ways to make money: dividends and appreciation. Real estate has the same (cash flow instead of dividends), but also offers the mortgage pay down so three ways to make money.

You are so close and on a role so I would keep paying the loans. You will be investing in no time.

You will have so many more investing opportunities in the future if you have no to little consumer debt. You can save more for down payments, buy larger projects like apartments with less overhead and it will be way easier to get the best and cheapest financing.

There is nothing wrong with her buying a house by herself if you are planning on getting married in a few months. She does need to disclose she is not a citizen and will have to get an itin mortgage. She does have to live in one of the units for 2 years but it would be fine if she doesn’t move in for a few months while she renovated it.

It is just a normal loan and you can deduct the interest just if you did a 30 year mortgage. You are just confusing yourself with pre tax dollars. All loans are paid the same way.

My personal rule for vehicles and toys. I have to be always be in an equity position and have to be able to pay off the loan without lowering my 401k contributions and my mortgage payoff goals. I also don’t want more than 1/2 of my annual income in total car/toy values. I don’t mind paying a little interest but not much.

If your only reason to buy a car is to drive for dollars every once in a while, that is a horrible reason to.

Most heloc lenders don’t do full appraisals like when you purchased the house, most use BPO drive by appraisals. Also, you would be spending cash to get a higher credit limit which would pretty much just wash.

Probably start by saving some money and in the mean time learn your market. When you have some funds saved you should be educated and ready to go.

Talk to your HR department. Most plans call the loan due once you leave. Find out the exact number of days you have. This is a big risk to me because if you don’t meet the dates it will be considered a withdrawal and you will pay a ton of taxes. Maybe look for a personal loan or a bridge loan or sell a car?
