I have a 16 year old with non verbal autism so I understand. I also know that most people don’t really know what autism is. I would still reach out maybe with a nice well written letter about your child, what types of things sets off your child and how their late night behavior is affecting your child negatively. Have a third party read it first to make sure it is not negative at all and then tape it to her door with a peace offering like a restaurant gift card. That might help out. If not ask the landlord to let you break the lease and rent a house from now on.

I am sorry you are going through this. It seems almost everyone has one of those neighbors. I would suggest that you move to a house instead of an apartment if noises affect your child. I know you will have to wait until your lease is up but it will be better long term. In the mean time I would try to explain in a very nice way to your neighbor about your child’s autism and ask nicely if they can try to not be extremely noisy. But if their place is above yours it will be impossible to not hear them moving around in just normal living situations.

Invest for cash flow now and appreciation over the long term. You have fear of losing money. Yes you might invest $1000 now and tomorrow it is worth $500. If you want to be an investor that will happen at some point no matter what you invest in. But eventually your $1000 will be worth $2000 then $3000 and you should get cash flow every month from dividends or rent. Just remember you only lose money if you sell while the market is down. Also know that most of you waiting until the market crashes will not be able to buy properties because credit will be tight. If you are super worried carry more in cash reserves and equity to help in any storm.

Sorry that you feel like you have too much equity tied up here but in reality you don’t have much equity tied up at all. The only way to do what you are talking about is to buy brrrr properties. I would just keep saving until you have another $20k and do it again. If you want to move quicker you will have to do brrr deals in the future.

New construction = new like in you built it from the ground up. 

What you are talking about is updated, remodeled, etc.

Advertising it as new construction will not get you more money.

This is a good thing and perfectly legal. They will make sure there are no leaks, the appliances are working, change the furnace filters, check to see if anything needs fixed etc.

Cash = less roi and less risk also all your equity tied up in one asset.

Leverage = more roi, higher risk and more diversified.

This is a personal choice.

If you have $25k a month, I would just save up for 6m to a year and put a nice down payment on a nice apartment building. I wouldn’t mess with brrr if you have money.

You will need to get a hard money loan. You won’t get a traditional loan with a 500 fixing.
