Raising capital means gathering money through investors to fund a project. This could either be through debt or equity or a partnership.

A heloc is going to be a little quicker than a mortgage. I would say 3 weeks as an average. As far as docs: paystubs, w2, maybe tax returns, bank statements, disclosures and signing docs at title company.

Probably won’t be able to. I would stop buying tools and pay your bad debts instead. That will help your credit. You also need to raise your prices if you have no profit yet.

You can also partner with someone with money for flips. You do the work, they provide the cash and you split the profits.

Slow and steady always win the re race. Move too fast and take on too much risk and you can get burned. Not saying you will but saying you can. good luck with your decision.

A few options:

Sell a car, refinance a car, finance a paid for car, borrow from family or friends, borrow from 401k, heloc, hard money lender, credit card.

Cabinets first for lvp and laminate. If tile I would do the floor first. The contractor wants to make it easier for him, but it will make it more difficult down the road when you need to replace the floor.

I would try spraying kilz primer first before I tore out Sheetrock just for a smell. The kilz should seal it in. Don’t use the water based stuff.

Sorry man, I think you going to have to shell out the $500. The accident was caused by no one but yourself. If you run over a nail on the freeway and have to get a new tire does the state pay for it? No. It is just an inherent risk of driving and is why you carry insurance. Park further away from the barrier next time. I see people park to close to them all the time and here lovely sounds from their car grinding on the cement. Always user error.

Typically the first purchase of the distressed properties do not qualify for traditional financing so investors use their own cash or heloc or private money to buy and rehab. Once done with the project you go get a 75% ltv traditional mortgage and hopefully get all or most of your cash back.

You have to buy cheap properties and good price to rent as well for brrr to work.
