@Brie Schmidt Thanks! It is our first shot and i know we will be updating as we go along. 

@Jordan Thibodeau I agree completly, we are trying to make sure we dont get analysis paralysis. We want to build our team up and meet the right people, but then actually just make our first deal and make it happen. Thanks for the advice and we will make sure to keep updating our plan with whatever we learn in our first flip. 

Any other advice for our business plan? Thanks everyone.

@Steven Cox Hey Steven and welcome to BP. This site has so much information on it, its almost impossible not to find the right answer. @Huy N. Hey Huy! Right now we are starting to look to build our team out here in houston. We are looking for a great Realtor and General Contractor right now to get started, so if have any references that would be great. How'd the first flip go? Any advice for someone to look for getting their first flip and is new to all of this?

@Renee Stewart I have a whole list of questions that im going to start posting and getting answers to. It seems the more I learn about the process, the more questions i have. But its great and i know i wont have any lack of answers from the people here. 

Im just starting so if you have a good wholesalers or real estate agents who know the investing business, i would love to be put in contact. Want to start building a great team. 

@Dennis Rodriguez I have the keywords for houston and katy and so far its working out great. Is there a good market in the katy area for flipping houses from what you have experienced?

Hello All, 

My wife and I have been very interested in real estate investing for quite some time now and have decided we are going to fully dedicate ourselves to making this a success. One of the way to do that we decided, is to become an active member of BP and learn from the fountain of knowledge that is in the minds of the experienced investors on these forums. 

A little background on my wife and I. I gradutated from the University of Texas with a BS in Aerospace Engineering and now i work in the Oil and Gas Industry as a consultant. I am both a people manager and a project manager, depending on the day. I am PMP certified and look forward to using my knowledge of project management in our real estate business. My wife is a former teacher and is now a stay at home mom with our one child. She is going to get her real estate license and be the one on the ground running the business. She has great people skills and will be great at making sure all of the projects stay on time and on budget. 

Our strategy will be to focus on flipping SFHs within the West Houston area and eventually purchase rental properties to begin accumulating passive income. I will be posting our business plan shortly for critique and advice right after this. 

We are also looking to build or team and network as much as possible, so if anyone in the houston area has recommendations or just wants to meet up, we would love to do so. We are finding any meeting we can at our local REIA and from meetup.com to start that process.

We are very much looking forward to making this a success and learning as much as possible from all of the great people on BP. Thanks in advance for any advice.

@Christopher Uhler I am from the Houston area as well. My wife and I are beginning our journey into real estate investing and are interested in the best ways to find the deals in this area. We have had issues finding any deals on the MLS as well that arent at market price. If you dont mind sharing, what have you found to be the best ways in the houston area to market for the best deals? We are thinking to get started with finding wholesalers, and trying out yellow letters to begin with.
