Does anyone have a ballpark estimate of the cost to build a new side-by-side duplex in duplex which is 3–4 bedrooms, 2 baths per side with each side being approximately 1,500 square feet per side with a 1 car garage and a basement?

Recently, there was a huge wind storm in Pittsburgh. I need a reasonable vinyl siding contractor to repair a couple sections of siding blown off a house in Beechview. Please provide referrals. Thanks.

She is full of crap and will say anything to gain votes. At the same time the Biden-Harris administration wants to double the capital gains tax rate and they previously attempted to eliminate the 1031 tax deferred exchange for most investors. She is also in favor of enacting a national rent control which would be an absolute disaster and would greatly reduce the amount of available of rental housing long term. Everything they propose is a total disaster and she has no understanding of the economy. She has never operated a business, had to make a payroll or ran anything successfully.

Why don't you simply file a grievance with the real estate commission?

I agree with Jack. Take advantage of the bonus depreciation now before it completely phases out. Most people do not realize that with the bonus depreciation and cost segregation, a 1031 exchange is no longer required to defer the capital gain and depreciation recapture tax. In fact, Jack's idea is superior to a 1031 exchange, because it gives you the flexibility to spread out the proceeds from a sale of property into several investments so that all of your money is not concentrated into only 1 property. This provides diversity if there should be a problem with any one investment property. I own 30 rental properties and I have been using the sale proceeds from the occasional sale of a rental property to invest in syndications which have been actually providing higher returns (averaging far better than 15 to 20% annually).

Doing some research on Apartment Syndications in Phoenix Arizona. Ive seen a couple of companies (one being Rise 48 Equity) but wanted to see if anyone on here has used any particular company or has any feedback on Syndications in Arizona?
I am invested in 12 apartment syndications in the Phoenix Valley with 2 syndicators, one of which is Rise48. You can message me and I will disclose the other. All of the investments in the Phoenix Valley have far exceeded expectations.
