I'm choosing to pursue a Facebook marketing campaign instead of a direct mail marketing campaign.  However, i'm trying to figure out the optimal list to build for this purpose.  I'm using ListSource and I know what I want to choose geographically, but the other aspects of the list criteria are a little confusing; mortgage types, demographics, property types etc.

What sort of things should I be considering in building a list to target possible sellers?  What would be the best way to build this list? 

As always, all assistance is greatly appreciated.

What are the kinds of red flags that you look for that can immediately kill a deal?
