@Greg H. thanks for the info. I did check this morning and it has gone pending. Oh well, the hunt begins again! While I have you, could you give me some criteria to use when interviewing a new REO or hud buyers agent? Thanks

She texted me to ask for SSN to submit offer, I provided and asked what she needed me to sign and when she needed the check by(again) and she said I submitted it, but you won't get it because your offer is too low. I wanted to raise the offer but she said it was too late. Then texted the next day to say I lost it to a higher bidder, and ask if she could help me on other properties. I said thanks for letting me know and fat chance of me calling you again!! I wonder though, if I didn't sign anything or deliver a check, was she really able to make the offer? This was 2 or 3 days ago and the house is still active on Zillow.

Thanks to all of you for the wisdom of your past experience. I will inform the agent that if it doesn't get done on Monday, someone else will be doing it.

I will ask, in the meantime I noticed that the property has been lowered in price by 10k. I'm worried this will grab the attention of other investors who have an agent that is on the ball and I will miss the deal altogether. Do I have any recourse if this happens? Thanks again to all that have taken the time to respond.

Are you sure the system is sound? If you don't want to turn on the water, it may be a good idea to hire a plumber to perform a pressure test to avoid any surprises after the tenants move in. Good luck! Craig

Thanks for chiming in, this is the first time using this agent, (recommended by Zillow) and she is not the listing agent. I just sent her a text asking for an explanation and expressing my disappointment. I didn't want to put a deadline in until I got some feedback from some of you. I will let her know that I will be looking for a new agent if the offer isn't submitted on Monday of next week. Thanks again for the help! Merry Christmas to all.

Hi Michelle, No, the offer has not been submitted yet. I agree, I think that the agent is not moving fast enough. Am I under any legal duty to use this agent? We have not signed anything, just viewed the house and tried to make an offer. I'm thinking of giving a deadline to submit, good idea or bad? I understand it's the holidays and am willing to wait, but I think the interim between Christmas and New Years is doable and not too much to ask.

Thanks John, I'm really just not getting any sense of urgency on the realtors part, I admit I am new at this and want to get off the sidelines so to speak. I currently have done a couple fix and flips and have one sfr (my old primary res). So thanks for the opinion, maybe I am expecting too much.

Hi All, Some background- We viewed a foreclosure property on Monday of last week. We didn't beat around the bush, and when asked if we liked it well enough to make an offer, we said yes and you will hear back today with our number. We contacted later in the day to offer 70k and were told she would get things together and give us a list of needs. I have been chasing here to get the offer in and only sporadically hearing back with minimal info. House is listed for 99k but has been listed for 200+ days so I don't think we're lowballing on the price. If she asks for something, we immediately send it and ask what else do you need? I received a blank addendum to review and ok. I have done so and asked when can we get together and sign and deliver the earnest money. Been two days and haven't heard back yet. This is a hud home, so I understand the paperwork may be different, but am I just being in too big of a rush or am I being put off? Sorry for the length of this post but I wanted to vent, lol.
