Looking to buy some 2-4unit MF's over there. Wondering if there's anyone here that owns over in that area. Its about an hour drive from me and might have some potential.

Experiences? Comments on the Area/Tenants?

Agree with Dan, there are a few cautionary flags that went up. Did when did you go see the property and when did you negotiate the 80% decrease in his asking price?
A buy and hold on this deal might be a good idea.

I have a rental half way across the country and since I can't physically be there, it has been a pain in the rear. I don't know if the management company or the tenant is honest with the repairs they "say" needs to be done.

If in fact the ARV is $60k, your in good shape.

Hey all!
First like to intro myself and say how great this forum is...

Has any of you bought or currently own any mobile home parks? Can you give me any experience details? I've been hearing that they can cash-flow really well. I own acres vacant land south of the Grand Canyon in a tiny town called Valle. There are some mobile home parks around there and it gave me some ideas :idea:

Also have a good friend looking to buys some value added parks and I'm interested in partnering up with her.

Thoughts?

Thanks for the welcome :) the CRE market here is rough just like everywhere else from what I hear. But through creativity, I think we can make some serious money and am looking forward to it.

How far is Conroe from Round Rock? I have a rental house out there that I'm looking to get off my portfolio once the price comes back up a little. Its a beautiful 4+3, corner lot, view of lake and golf course in Terra Vista community. I got renters in there right now but always a pain in the neck!

Well, in short, I am an associate here at Re/Max Commercial in SoCal. Currently focusing on the transactions of performing and non performing notes nationwide. Outside of work, I'm have rental sfr's and looking into getting some multi-fam units!
