I may be on information over load and am trying to decide on a market. I’ve been looking at Jacksonville but it doesn’t have many options on multi family as well as I’m concerned with flooding.

I’m also looking at Indianapolis or Cleveland for OOS. Any advise? Thanks in advance.

I’m finding very attractive prices for multi family buildings in Athol, MA. I know that area is pretty remote but I’m looking for cash flow. Any thoughts?

@Devin Rock I’m looking at investing in Pittsfield. Great cash flow. What are the jobs moving to the area? GD is a big one but who else? Also, I’m a bit concerned with the declining population. Do you see covid affection the city at all?

Hello everyone. I’ve been listening to BP for 3 years and have finally saved enough money for my first owner occupied 4 family in the North MA area or NH. I’m pre approved for a renovation loan (totaling ~500k). My goal is max cash flow. I’ve looked at Gardener, MA to Methuen, MA to as far as Concord NH. Does anyone have any suggestions? Also, has COVID impacted any of these more than other?

Hello Brian. I found your answer very helpful since I’m looking for a 4 family in the Gardener/Fitchburg area for cash flow and currently preapproved for a small home style loan. Would you say anything has changed since COVID? Are they still good areas despite all the job losses?

Thanks for the response @Tim Herman! I was planning on buying cash (with help from family) since the property is in pretty bad shape and fixing it with time. I don't have many assets yet, but will hopefully build a portfolio in the next few years. I've been reading that transferring a house to an LLC after the purchase can be expensive so I thought maybe now would be easier. Since the property is being bought in cash, would a later transfer to an LLC become easier than with a bank lender?

I've been listening to BP for a year now and finally ready to house-hack! I'm wondering if I should create an LLC for my first duplex in Massachusetts? The purchase makes sense now because of my fiance's job location but in a few years I'd like to move to and buy in the Texas area. Can I own an LLC across different states? Thank you all in advanced!
