I'm an investor as well as CEO of a property management company that works with many out-of-state investors, especially from California, for exactly the reasons you mentioned – high prices and complex tenant laws. A significant number of our investors have never even visited their properties, yet have been very successful with rentals in Indiana. Hello fellow investors and friends! 

If you use a property management company, what is your number one reason for hiring them? What are the top positives/negatives you look for in a PM? Have you switched property managers before, and if so, did you find more success with your new PM?
