I am in the process of securing a triplex. It has two units above the ground floor space, which is a commercial storefront.  I have years of experience as a residential property manager, but no experience with commercial rental spaces. The location is urban, walkable, and ascending.  If my goal is to maximize cash flow and to minimally disturb the tenants who will live above the business, generally speaking, which kinds of commercial tenants are best for these locations? Thanks, in advance.

Yes, I am in his Multifamily Movement course right now. His is one of the best real estate investment courses out there. His MFM course focuses on first time investors transitioning from renting or a single family to their first multifamily, typically two to four units. His other course, Buy the Block, is for more seasoned investors. He is extremely knowledgeable, a great teacher, and an ethical investor. I highly recommend him. Thx to his teachings, I sold my non-performing trophy multifamily and am in the process of 1031 exchanging it for money-making rentals. His lessons have definitely helped me level up and the community is awesome -- extremely supportive.

Hi, I am potentially buying a property that has a single family house with a cottage and a 10 unit motel. I’m not looking to run the motel but will consider it. I have been hearing about Airbnb arbitrage and trying to connect with people who know and want to do business with this strategy.

@Rick Martin Thank you for your very informative replies. How might I secure your ebook?

Congrats! Jose Amador at 15103293578. Tell him you were referred by Crystal Weston. Working with him for 17 years now. Excellent painter and sheet rock installer/wall repair.

@Bill Kramer, can a tenant unilaterally be added to an existing lease by the owner?

Great post.

Sage advice being shared.
