Quit your jobs, and transfer your 401k's to a Solo 401K (for trad. $) &/or self-directed IRA (for Roth $).

I don't know the cause, but it lowers risks of tempers flaring or anything else tanking the deal.   It's also more convenient allowing each party to pick their closing time, and in many cases remote closings are an attractive option as well.

 Thank you for mentioning, I found real estate express and wasn't sure how legit they were, that's good to know you took your through them. I am going make sure they are okay in my state

I found online to be kind of boring and tedious, but the content was good, and the prep was excellent.   I passed in less than an hour (out of 4 allotted) my first try, so they taught me everything I needed to know and then some.

In the interest of transparency, shouldn't you disclose that your husband runs dfw rei club, and you have a financial interest in getting people in the door?   Robin seems like a good guy, and I have no personal experience w/ the club, but your relationship w/ the club should be disclosed if you're recommending it.

You didn't give us near enough info to provide a good answer.   You have to assess what the property is worth as is, how bad you want it, and decide how hard you want to negotiate from there. 

Yes, the realtor likely has a conflict of interest, and it's not in your favor.   Listing agents represent the sellers' interests, not yours.

In my experience, sequestered closings are more the norm than the exception these days.

@Jason Clifford, you don't need all the things Darren claims you do - note that he has something to sell you.   I've done private lending w/ nothing more than money, a network of borrowers, a good RE attorney, and sufficient education.    You control how long you lend your money, as the one with the money makes the rules (albeit you're not going to do much lending if they're beyond market norms).   Drop me a PM or call if you'd like to chat more about it.
