It would not hurt to talk to them now about it. Are you planning to purchase cash then refi?

Lots of different ways to look at the commission splits or lower them. Usually, you still offer 3% to the buyer's agent but you are then willing to take less.  I would consider this if I was listing the home bc listing is far easier than being a buyer's agent.

You can try offering them cash for keys. 

I don know much about Arkansas tenant laws.  Are you using a PM company or managing yourself?

As long as the rehab and resale value is there then yes

Ben, You will need private/hard money to take this deal down.

you might try to contact Avalon Capital, they make private loans if the deal is good.

This is a tough situation bc you either take a $60k profit or you have an incredible cash-flowing rental in a solid area. To be clear, there is no right or wrong here. I can say that deals like this are almost impossible to come by so I could say lean towards the side of holding it long term. You can always sell it later for a profit.

A lot of management companies pay one month later so in the event, there are repairs later that month they have rental income funds to apply to those repairs. Usually, you would get the rent in November for rent paid in October.

They should have sent you a direct deposit form once you signed up with them.

So 9 months ago I set a goal to pay off my primary residence. $280k later I have accomplished this goal. I will now be able to increase my line of credit against my home to $600k which can be used to fund my own flips, make private loans, take down homes all cash, etc…. This will save me a lot in hard money lender fees and interest. I know some ppl do not believe in paying off homes but personally I dont think you can truly realize your true cash flow and REI until you do.
