Try going to your local REIA. Only problem there is that you are going to run into more people trying to wholesale a house then there are trying to buy a house.

Internet marketing is a great way also.

John, We have not run into any seasoning issues if the investor is using hard money. They will only have that problem if they are using cash or a personal line of credit.

Michael, All of these properties usually need rehab so they are not in livable condition. The contractors we use can get the rehabs done usually within 2 weeks. Also, I did not do all 5 properties atone time. I did them 2 at a time. Not sure what you mean about the closing day. The client will close the properties with our closing attorney and then once the appraisal is done and into the lenders hands then they will refi with our closing attorney again and pay off the hard money lender.

Michael, Our clients are buy and hold investors. The hard money loan is only a 90 day loan. If the client wants to sell the home or buy and flip they are still required to refinance it and pay off the hard money lender. The rates we charge for hard money are the best and easiest we have found out there.

John, the new Fannie Freddie guidelines will only allow an investor to have 4 properties now so it would be easy to get any investor 4 properties assuming they are new and have no investment properties.

Here is how I was able to accomplish helping them get 5 properties with zero down. I have a local hard money lender who will do the loan for anyone who buys property from me. I had them get pre approved with a local lender I use. The hard money lender lends 75% of the ARV and charges 5pts on the front end and 1pt per month until the loan is refinanced. My clients had a good credit score, good income, low DTI. Once I received the approval letter it was just a matter of finding the right property for them. Now they have 5 properties that have 20% equity and positive cash flow and it was all with no money out of their pocket. If you or anyone is looking to invest in Memphis I can do the same for you. As far as the hard money goes, it was 5pts on the front end( that was taken out of what I was lent so I never noticed ) and it is 1pt interest per every 30days on the back end until it was paid off( no more than 90 days. Julian, for you to just jump into the commercial game is not as easy as you think. You are from Canada which means you will not get financing in the US. This is a major hurdle.Just starting a new LLC does not mean anything. Anyone can do this. It also sounds like you have little investing experience. I could be wrong but I have tried to help many Canadian clients try to get financing in the US and I have not found anyone yet. There are many steps you will need to take to position yourself to not only invest in the US but to invest in general.

Matt, there are two ways to find the best deals that have worked for us. One way is to search your local MLS and the other way is to build a relationship with a bank foreclosure agent. They will let you know about the deals before they even come out. A relationship like this will only work if you are buying mantydeals and moving them quickly.

Joshua, When I am typing a message like I am now there are not many user friendly options. There is another site who's message center has a lot of different functions. Take a look at theirs and see if it would be worth it to acquire some of their functions to make the posts here look better.

p.s. I like the video idea, I do some work with video so that would be nice.
