Kenneth, you have received many excellent and different view points here. Let me throw another into the mix. You can and should consider buying from a wholeseller. They typically have a great relationship with a foreclosure agent. Locate a property that you can get a hard money loan for that will include the purchase of the home, the repairs and the attorney closing fees. You can get into your first investment property with little to no money down. Then when you go to do the refi that will also be covered so you are minimize your risk. Good luck

Chris, it is going to be difficult for you to get a loan for this home considering your self employed. Thats just how it is. Also, a bank will not give you a loan for this home if it is not in a livable appraisable condition. You will need to buy it with cash or get a hard money loan on the front end. Thats my suggestion.

Brandon, I have taken the info you have provided and put it into my Cash Flow Analysis program. I will give you the link to view it. The property is not a good deal in my opinion but it all depends on your strategy. Let me know what you think.

Our company recently held a free educational seminar on real estate investing. After the seminar was over an older retired couple came up to me and asked me if what they were told in the seminar was true. I talked with them briefly and told them to call me on Monday. To make a long story short, they called me that Monday, I was able to get them approved for perm. financing and I was able to help them buy 5 investment properties, all with no money out of their pocket and in a few cases was able to put money into their pocket. I tell you this story b/c they told me that they spent over $40,000 in boot camps and seminars where they were always told if they wanted to " REALLY " learn what to do they would need to spend more money and go to another seminar. They met me, ended up buying 5 houses and didnt spend 1 cent. I think real estate education is important but you need to find people who are doing what you want to do and follow them.

I have been doing a lot of marketing these days, going to all the top real estate sites and I have come to realize that there are way too many people trying to sell something there than there are people looking to buy something. The question is, how do you locate your target market. This is the million dollar question. There is no website for only new investors looking to buy homes. The fact is that competition to sell is at an all time high. Here is my advice: You need to gain trust first in order to be a successful sales person. I have sold over 70 investment homes this year and it was not because I have all the answers. Make friends first, the rest will fall into place.

Many people are blogging a lot these days. Many people are on an email list that will send them out the new blog of the day from some company. Keep in mind that you need to recognize if you are reading a blog that is going to help you move forward in your real estate venture. If you find you are deleting more blogs than you are reading then maybe its time to make a change.

I was very interesting to watch the election this year. Many people are so either for or against one candidate or the other. I was like that once but not anymore. I have come to realize that no matter who is elected president that nothing will change. Bush was in office for 8 years and the only thing I will remember is starting a war and people loosing jobs all over the country. Keep in mind people that all the president is is a puppet on a string. The real players are behind the scenes.
