Post: CUF Cincinnati Investment Area?

I'm new to Cinci, and have a potential off market deal in the CUF area, just west of Bellevue Hill Park. I'd like to know if this is a good area to be investing?!
Anyone have recommendations on what websites, etc you rely on for up to date metrics on market trends, both locally (I'm in OH) and nationally. Insight that we can use to plan months/years out. Thanks!

In Ohio. Got a solid lead on seller financing a 4 unit. Here's my understanding...please correct me if I'm wrong.
- Sign purchase contract
- Create a trust for the property
- Assign trust beneficiary to my LLC
- have deed signed and held with seller's lawyer in case seller dies/incapacitates
What else should I know? What are some of the associated costs with closing this way? thanks!

What are the costs associated with buying from a wholesaler? I want to make sure I'm accounting for this when running numbers. Lawyer, title search, transfer, etc?? I'm looking at a SFR right now listed for 38k. Is there a rule of thumb on this? 1% of purchase price..2%, etc? thanks in advance
Post: Postcard Mailing; Send to Tax Address listed as Mortgage holder?

I'm doing my first set of postcard mailers. I identified the first 50 properties in my area to mail to. After looking up the tax mailing address for them, I noticed a few were for "CoreLogic" in TX. My online search says CoreLogic is not a mortgage holder, but a data company...am I wrong? In either case, being the tax holder, should I send to these, or remove from list? And furthermore, for any tax address that's listed as a mortgage provider...send or remove?

In Columbus, OH. Next step in my business plan is house hack, either a 3 unit or 4 unit...ideally finding one that is distressed, buy at a discount and then rehab before moving in. I was leaning towards a 4 unit, but a GC just told me that 4 unit is considered commercial and therefore requires 2x the time and cost for permits, and the city will scrutinize any rehab much closer than a 3 unit...just overall more expensive per door. The other thought is if buying a turnkey instead, does a 4 unit make more sense then. I appreciate your insight!

In Ohio. I got a message from a local landscaping company looking for a place to put up a few of their H2B workers for 9 months. Company will be paying me directly for the housing. Any thoughts on pros/cons of this? Suggestions? Thanks!

Owner/Landlord in Ohio. I'm writing up my first listing; posting on Zillow, Cozy, and Craigslist. Any suggestions for what I can/can't say? How do I filter out bad prospective tenants without being discriminatory..as in what language/specifics to use?
I was recommended to use Zillow and Cozy for handling initial applications before scrutinizing further myself..any other suggestions?
