Hello.
I have a roommate that has notified me he is going to stop paying me and move amount immediately because he is having some qualms with other roommates. The lease specifically states he must give me 30 days notice prior to moving out. I was not able to address his concerns as he did not notify of any issues he was having. I have a $700 refundable security deposit from him and the rent he would owe me for the 30 days would be $900. Can someone tell me my options here?

Hello, I noticed some fire ants around the property so I called Orkin to check it out. I already am paying them for pest control, but they recommended sealing gaps in the home, installing a plastic barrier, and doing a termite chemical service. This was quoted for $9000. Is this reasonable and worth the cost?

I’m about to go under contract for my first rental property. I will also be living in the property. I am going to setup a separate business checking account. I’m confused to what all I should charge to this. Should I include the inspection, insurance, all furnishing, property management?

What are the chances an EC would change the zone? I am worried about the resell ability, as well as being moved to a "high risk" area several years down the road, which would impact my insurance substantially.

Yes it is a buy and hold. It was deemed "low risk" so the insurance will be around $550 a year. There has been no flooding issues in the past. I have owner occupied insurance, but that will change when I move out around a year later. I am concerned it will be changed to high risk 10 years down the line and my rates will skyrocket.
