I have been is some form of real estate investing for almost 40 years. From your comment that you are out of your comfort zone, my best advise don't go out of it. There are always more deals you can find. I have seen many times when someone goes outside of their area of experience it does not work well.

It is simple. Sounds like you are paying $133k for a $143k property that you are going to rent.
What difference in rent does it make if it has $12,000 kitchen cabinets compared to $2,000 cabinets. Then how long does it take to recoup the difference. Something tells me when you run the numbers your wife is right.

I assume your first investment will be a house that you will rent. Find a very good realtor that can help you find a nice house in a good area and know how much the houses rent for in that area. When you find one that is priced low enough that the rent will pay for the all cost of the ownership (assuming that you get a loan of about 80% LTV) buy it. For your first house hire a good management company. Later you can learn how to find a tenant and manage your own property.

It depends on a couple of things. I live in the Phoenix area, 99.9% of all houses are build on slabs. About 15 years ago most of the slabs are now called post tension slabs. A post-tension slab is ,using high-strength steel strands or cables, called tendons, are laid in a tight grid. These help support and give strength to the slab once it has cured.
A big factor has to do with what type of soil the slab is poured on. If it is exspansive soil there will be problems. Before you buy a house constructed on a slab know what kind of soil it is build on and what method was used.

Just remember the best three words in real estate location, location and location.
There are deals in areas where you have a bigger number of buyers wanting the area. Find those deals.
