I have had many section 8 tenants over the years and they have been the same as non section 8 tenants. If your local section 8 office is paying market rent, I prefer getting govt check.

Appraiser will tape off house to determine square footage, they typically do not base there report on tax assessors numbers

Wouldn't do any of those kitchens unless you are dealing with real high end properties. My working class customers would not want those styles.

I would look for a partner with construction experience and do a flip. I would flip, flip, hold, then repeat.

Yes there is a market for restoring older homes. Take a look a what Tucker Merrihew is doing in Portland Oregon. He has done several flips in historic neighborhoods of Portland. He had done a podcast for Bigger Pockets and recently started Deal Finders Academy.

Cap rate is best for storage units. Income, rate, value. IRV formula. Lower the cap rate higher the value. Good storage facilities are very sought after investments commanding low cap rates. Income used is net operating.

You have got this business right. It takes big stones to get knocked around. Most people think they want to be entrepreneurs but at the first big problem they run off to a job. This is not the easier softer way, but the only way for me. Made a lot of money and got my *** kicked in the 2007 collapse. To thine own self be true.

I did a flip past summer and was hoarder in house. Walls, ceiling, doors, most fixtures had been preserved because there was so much crap piled up over the years no one could walk thru the rooms. You just never know.
