I would look for a good listing real estate agent that understands investors. I consistently by good profit flips thru agents. Don't ever sign an exclusive buyers agency agreement with an agent. Always list with them after rehab.

Unless you are paying cash, you will need appraisal. The illegal unit conversions will never get past appraiser period end of story.

I was worth a million and used to drive beat up old Volvo station wagon. All my real estate agent friends were in debt up to their ears, but drove expensive imported cars so they look good. Unless the car is a classic, they are depreciating assets good for nothing more than stroking your ego

Getting a real estate license is quick and easy. Lots of schools out there that prep you for the state test. Anthony schools used to have answers to some of the questions so you just memorize. Good luck

One point to keep in mind is there are about 12 states that are non recourse meaning bank cannot go after borrower for a deficiency judgement

Disclose, disclose, disclose ! As a licensed real estate agent you are held to a higher standard when dealing with the public. And remember your broker carries errors and omissions insurance which can be an incentive for an unscrupulous buyer or seller to file a lawsuit if a deal goes sideway. The old deep pocket syndrome.

You should try and establish a relationship with a realtor as well as a title company. I always use the same realtor to sell my flips. If I ever need info on comps I get them from my realtor. I have access to Corelogic the biggest and best data source for public record closings thru my title company's customer service rep. I send all my escrows to same title company. Get the picture, relationships make a difference.
