Past Week Accomplishments:
Direct Mail – 221 direct mail pieces sent out.
Online Marketing – One blog post written and two posted. Since I did last week’s update later in the week, the correct count for last week should be two posts posted for the whole week.
Networking – Attended a Cashflow game event hosted by a local investor. That was the first time I have ever played and I enjoyed it. It reminded me that there are still some calculations that I need to brush up on and get more knowledgeable about.
Offers – No offers submitted. As I am writing this, I just realized that I haven't been getting my automated MLS listing updates in a few days. I just asked my wife if she could check to see if there is something wrong or if the updates expired or something.

4509 Falkirk Bay
The buyers gave us a list of repairs that they are asking to be fixed. Most of the items are minor and we agreed to fix all of those. The major items they wanted repaired were the electrical panel and the boat dock. The electrical panel is up-to-code and is functioning perfectly fine. However, it is a Federal Pacific "Stab Lok" panel and this brand supposedly had breakers that malfunctioned in the past. We had debated whether to replace it initially with the rest of the rehab but then I decided to leave it as is and then replace it later if we had to. Since the buyer’s home inspection called the panel out, my wife convinced me to replace it since the issue would come up again even if we don’t close escrow with this buyer. It’s going to end up costing a little bit more to replace than if we would have done it initially since they have to cut through some of the siding to get to it. In the future, we may just plan on replacing this brand of panel from the get-go. The buyers also asked us to replace the boat dock and the ramp to the boat dock. The dock does have a few cracks, but none of the home inspectors (ours or the buyers) said anything was structurally wrong with it. We got a free quote from a dock specialist last week and he confirmed that the dock and ramp are both structurally sound and in good condition. We gave his report to the buyers but they still asked us to replace it to bring the ramp and dock “up to the quality of the rest of the home.” The estimate to replace the ramp and dock would have been right below 10K. We then countered back that we are fixing every other item on their repair list, so we would not be replacing the ramp and dock since there is nothing wrong with them. They then countered back and asked for a $2500 credit for the “repairs.” We were initially going to refuse this credit, but then one of my wife’s mentors said that $2500 really isn’t that big of a deal on an 820K purchase. Plus, if we refused and the buyers walked away, we would probably end up losing the same, if not more money in holding costs. My wife sent the buyer’s agent the signed paperwork last night, so hopefully we are one step closer to being able to close escrow.
