@Charlie MacPherson I knew the numbers going in but with the shift in the market, and the flip taking longer that expected, i want to ensure i don't "leave anything on the table'" per se. looking at the ones around it they sold for higher ppsf even though they are smaller sq footage than the one that is going on the market.

I have completed my fix and flip, I want to ensure I don't set the price to high or low, looking at the research the ppsf is between 125 and 145 according to sites like zillow, redfin, movoto, etc. How much do you rely on the agent/broker and how much on your own research?
Is there a correct way to present yourself and you request to a "new" hard money lender?
Great insight, this is my second flip, the first was a learning experience

Questions:
Should I have a Home Inspection done before going to Sherriff Sale? is there a cost and if so are you able to loose that in you don't get the property
How much should I pay for the property MAX? there are many different calculators on biggerpockets that should help you ascertain the max offer amount
What risks do I run other than looking for an Underground Storage Tank? not my area of expertise
Research is showing Contractors estimating $250 psf for a GUT/Renovation... Seems VERY HIGH? is that the normal cost for that area?
What is a Realistic COST/ PSF for a GUT Renovation? that would depend on the area of the country of the flip.
Any recommendations on VERY GOOD CONTRACTORS in the NJ area for GUT/Renovation? no
I am looking at starting a joint venture with a contractor on a fix and flip, not yet under contract. My question is do you open a new joint venture for each fix and flip?
