Hi Cole, I installed a PVC standing shower, so no tiling. Very easy installation and not expensive!
You're smarter than I am :)

Looks fantastic! It's hard to find a place that makes a profit in Camas, congrats!
Where did you find your deal at? Finding a place for $200k in Camas is a huge win. I have 1 place on Prune Hill but now I've moved more into the rest of Clark County as Camas comes with too much of a premium.

Hey @Eric Kluth in case you didn't get your question answered, this looks to be the website w/ information: https://www.clark.wa.gov/community-development/div...
No small tasks to divide a plot of land it looks like! I wasn't able to find any information about minimum lot size for building a duplex, but there might be one?
Good luck! Hope this works out for you

Thanks Kenneth! I was actually born and raised in Camas (go Papermakers!) but spent my college years out in the Midwest. I'm very glad to be back in PNW! I have read through most articles, and now I'm moving on to listening to Podcasts in the car. Thanks for offering up your assistance.
My current property is in the Prune Hill neighborhood of Camas, which is a pretty hot market. Very hard to find a deal, and most that do appear seem to go incredibly fast. I've spent more of my time looking at multi-family units. I think the St. Johns/Clark College/downtown area of Vancouver would definitely fit my interests as well. I would like to move in the BRRR direction, or even undeveloped land opportunities.
@Austin Youmans Thanks for the greeting, nice to meet you!

Greetings!
I've been lurking and reading for about a year, but haven't ever been very active on the forums. I'm currently in Camas, WA - just on the WA side of Portland, OR.
I'm very new to the REI world, but my current experience comes from a Short-Sale SFR I purchased in 2012 and renovated. It is currently my primary residence, not a rental, so I'm not sure I quite qualify as investor yet.
My future goals are to seek out opportunities in the Pacific NW to expand my knowledge and experience. I have equity built in my current residence (never refi'ed) that I'd like to use towards advancement.
Browsing articles and reading forum posts have been a huge help thus far, and if there's anything I can do to give back to the community please connect with me!

Thanks for the great information! I'm in the same area (just a little south) and would love to connect and discuss the business model and opportunities you described.
