@Nikia Johnson thanks for the advice on flipping. yes i thought of it but i would like to buy a few rentals before i begin to do flips.

@Christy Harris thank you for rat reply. I am new to RE investing and i have been doing lots of research on jacksonville fl although I've never been there i think i have a small feel for the area... so i'd prefer to begin investing there. perhaps later i will be able to branch out, but for now i think ill stick to fl.

@Chris Erwin thanks Chris I've been looking primarily at Jacksonville Fl, but I'm open to other states.

@Jeffrey Wardlow that's very simple but good and valuable advice. In all the research a newbie like me could get drowned on the www looking at so much stuff and just simply overlook the easiest thing. JUST ASK FOR REFERRALS!!! Thanks...!

Is there any way I can purchase buy and hold rentals using hard money with the idea of refi in 2-4 years because my credit score is 615, so I think I'll need that time to qualify for more permanent funding. I have 40k to put into the deal.

Hello BP, has anyone had any experience with Watson Realty Corp in Jacksonville FL? Im looking to purchase my 1st rental property and came across them. Any feedback good or bad would be greatly appreciated.
