hi BP, I haven't purchased my 1st rental property yet but after doing a fair amount of DD I think I'm ready to shop around for a lender. I think my credit is good enough to secure a mortgage. Had a few "hiccups" on my credit going thru my divorce. So honestly I'm not sure what it'll look like. 

I'm a homeowner in NYC but I'm looking to buy a turnkey rental in Jacksonville FL. Not sure if I need a lender from NYC or FL.

Thanks guys, lots,of great advise. Should I apply for the pre approval in my home state or the property's state? Or does that not matter?

@Aaron Cooper I'm not sure but I think so. The last refi I did was in 2008 for 1/2 the equity in the house (Bought ex-wife out). I have since made numerous improvements to the home. I would prefer to borrow against my pension. Perhaps another 30k available that way.

Hi BPers,

HELP... 

Situation: I'm new to investing, been doing hours and hours of DD on turnkey investing. Decided turnkey is the way I want to invest. I like Jacksonville and San Antonio markets. I want to buy and hold for cash flow. I only have 25k to invest. Can anyone recommend a market that offers a good ROI for the amount I have to get started with?

Thank you guys for the input. I am from queens NYC. I am a city employee with NYC MTA for the past 19 yrs. I retire in 2021. Six yrs from now. I am also in the Air Force reserves (currently deployed in the Middle East... Will be home Feb 2016) I retire from the military in 2018. Three yrs from now. I am about to engage in an aggressive REI endeavor.

I am a newlywed of 2 1/2 yrs. this is my 2nd marriage. My wife doesn't have children so I will be starting over raising a 2nd family... Just as I am about to retire... :-) My goal is income replacement. If I can amass $4500 net monthly passive income, I would be elated...!!!

I say all of that to say thank you @Charlie Fitzgerald, @Attila Vad, @Maxwell Lee, @Mocellie Bitting, and @Chad U.. I look forward to future communications with you and God willing we have the opportunity to prosper from what we bring to the table. 

Anyone have info on JAXREIA or JAXREIM?

Hi BP does anyone have any info on equity builders group, a turnkey company based out of FL run by Larry Arth? I am trying to do my entry level DD on this company so I am asking for HELP...! He looks legit but my eyes are too green to tell. Any help would be greatly appreciated.
