Hello. I'm a property manager/landlord in Greenville, South Carolina and have current tenants who are seeking to move to the Sacramento CA area. They are excellent tenants who have taken care of my property very well and have paid rent on time every month since August 2022. Hoping to connect with a landlord or property manager who, like myself, answers emails and runs the business themselves. This family of three finds that they never hear back from the larger rental agencies even after paying for an application. They have credit scores of 760 and 670 and just moved to the US two years ago. Please reach out of you can help them. Thanks so much!!!

I would give your tenant a “Notice to Vacate”30 days in advance. Hopefully that will get them moving. From everything I’ve read, landlords should avoid eviction if there are other ways to approach the problem. I would tell them that the property has to undergo extensive repairs which would be unsafe to occupants. I was successful in getting rid of a Section 8 tenant with that approach. While I did expect to make several repairs after move out, the actual damage that I discovered after she moved out was much more extensive than I had expected.
