I have a property and am looking for a financing partner to do gap funding with. Should I post the opportunity in the marketplace? Under financing? Or just post the property in the Marketplace and see if anyone wants to partner with me? I am currently in negotiations with the seller but haven't closed the contract yet because the owner wants me to have financing in place first. The property in on the MLS so I'm hesitant to post the deal and then have someone undercut me. What should I do?

Have they tried to get Loan modification?  In my opinion, they should look to get a Realtor who's experienced with short sales and short sell the property.  It's a process but it could by them time while the negotiation with the bank is going on.  It's a better option than just fighting to try and keep the property that is upside down and they can't really afford the current mortgage...  They could also pay an Foreclosure attorney that could work to try and do a loan mod.  That cost money to pay for the attorney fees.  If they have income coming in, I would look to do a short sale and start over.  Peace of mind is valuable also...
