It is a total demo of a 2 family damaged by fire. It will be a rental 3 bd 2ba w/ fireplace on each floor. Standard finishes.

And the three gentleman above have great ideas. It is much, much harder in my opinion, going it alone.

Where are you going to be taking your graduate courses? You might want to focus on areas nearby the school where you could rent out a property to other students. Brandon Turner has mastered the art of the BRRR strategy and has webinars on the subject from time to time. Start with a multifamily that you will live in, and rent out another unit. Brandon Turner also has authored some books , such as RE Investing with No and Low Money Down, and a book on rental property investing. And hes not a guru.
