I know the property you’re talking about the cash flow seems great. Only potential issue I seen is financing the property with the well issue and being mult family over 4 units. Most likely large dp and a commercial loan.

I’d have it listed already and repair said issue. If it comes up in closing offer discount or credit towards new roof.

I’m purchasing a new property and the tenant as been there since 2010 and I’m sure hasn’t had an increase. He’s currently paying $300 and the property next door in same condition is currently for rent for $550. What would be a reasonable increase without running a good tenant away?
