I look for $100-$200 per door if you think that's possible here with a little repair and increase.

Tell them that it's been replaced X amount of times and you're going to repair it again but if it's damaged it will be added to that months rent to repair it.

I have a property I'll have title to and close this month what are the guidelines for getting a line of credit on the property? What are the rates with good credit score and loan terms?

Mitchell Benson I was thinking about getting a line of credit and pay it off or a 10 year loan but if I get it paid down around $15k year 1 I don't think it would be worth it to do so. I would have the cash to pay it off at that point if I decided too but will probably stretch the repayment out two years max.

Kevin Sargent Purchase Price $25,500 Rent $500 Taxes insurance $42 a month Payment $250 My thoughts was to pay $500 extra for a total of $708 and get it paid off in about two years.

I purchased a rental using a cc 0% for 12 months it's a low purchase price. So would you take your own money and try to pay it off in the 12 months? Or get a mortgage, so I can focus on the next deal? If you need more details please let me know. The amount is $25,500
