Can anybody give me a full break down of the finance aspect of REI for those how are just getting started in LA?

How would I go about trying to structure seller finance on a 4-plex? There's this 4 unit property that I'm looking at but before I contact the owner I'm trying to get all my ducks in a row. What should I do?

I wanted to know how would I submit offers without using an agent. Now before you guys say "you should use an agent. It doesn't cost you" I'm not against having representation I'm just trying to get multiple offers out there. So my main question is what is the correct way to fill out the RPA form and how to send it to the listing agent.
