If the buyer only has to put in $10k to make at least $30-35k I think it's a good deal for them.

No I haven't implemented that strategy but it is an option. You seem to be conservative. Why don't you focus on paying off your lenders? Then you will have cash coming out your ears and subsequently be paying cash for those widwest properties.
