I am courious, If you had to totally renovate and apartment unit, that just basically has walls. 850 square feet 2 bed 1 bath... what would be a good rental ready cost?? $5,000? paint, carpet, appliances, ect,

In light of all the craziness due to Covid and rent moratorium, I was wondering what the percentage of rents collected are these days compared to pre COVID.  What were you collecting as a percentage of total rent in 2019 vs. 2020 and now 2021

Maybe someone can explain something that is confusing to me. Lately I an getting information from brokers and others that will show a current property cap rate, (lets say 5%) but it will show a proforma cap of (lets say 6%)...are they saying that they expect the value of the property to go down in the future?? I mean as an investor, wouldn't you want to see a proforma cap at say 4% if the current cap is 5%??

Question for a multifamily property that has less than 70% vacancy... To figure out the proforma NOI would you underwrite the value as if the property had 90% occupancy?

There is a large complex  for sale in Shreveport LA. It has a large vacancy, does anyone know the economic conditions in the area? Seems like a good value add opportunity, but something does not seem right?
