What do you all think about if I continue to rent and I invest or buy in Detroit, or OH? I have been hearing and seeing that it might have opportunities in some areas in the USA.

I did own a three bedroom 1 full bathroom and two half powder rooms in 2015, house was a living in fix but sold because it was not have a space to put in extra kitchen and add a bath in basement.  I completed fix and walk away with $80,000. But we had to build back credit due to my two car accidents in 2014,18. And we did not have the knowledge other then to get into a rental pay off debts.  But now I know I can make better choices moving forward. 

My wife is a bookkeeper for the last 6 months and have been doing taxes full time, on and off over 5 years but was not making as much.  And I am a insurance for 2 and almost 2 months doing mortgage part-time. So income is low this is way I want to cash flow with real estate investing.

Hello BP, I am trying to moving into a cheap home under $200,000. So I can flip or rent at some point. I live in Durham Region, Ontario Canada, and I am trying to keep my wife and kids happy by staying close to grandma and granddad.

I was told I should get into a lease home that I can after two years own; live-in-Flip, live-in-then-rent or a house hack. I need some sold advice but me and my wife are self-employed less than two years and just at two years on a fulltime basis. 

Or I will have to downsize in rental unit from a three bedroom to a two so we can save more. 

Any advice on this matter will be most appreciated.
