I currently have one HELOC on 2 properties, my bank offered me a 4% mortgage, but it would cost an extra $100 a month and would add on 7K in closing costs, she said I would gain equity, but the loan amount is being reduced, she also said the loans would be separated. Which one would you take ??

I don't know if I would be able to release a property, but I don't plan on selling either one. I will be having a meeting with my banker soon.

I have two separate mortgages,one at 4% and one at 3.5 %. Another bank will offer a lower rate, but will combine the two loans. Would I save money doing this, or would it be cheaper using the profits from both properties to pay off the one loan sooner.
